i.Where is the home?

Not sure? The property appraiser's parcel record lists the district code.

ii.What is it worth to the appraiser?
85%

An adjustable planning assumption, not a guaranteed assessment ratio. The property appraiser sets the actual value.

iii.Will it be your homestead?
Florida resident by Dec. 31, 2026?

This decides which Amendment 3 exemption applies in 2027 and 2028.

iv.Anything billed on top?

Flat charges such as a CDD, solid waste or stormwater fee, added to the bill regardless of value. Newer communities often carry a CDD. Use the total from the last tax bill if you have it.

Jacksonville / USD1, Duval County: 2025 rates, 17.7412 total mills, held constant.

An estimate for planning only, not a tax bill. Actual taxes depend on the property appraiser's assessment, exemptions approved and final millage. Confirm with the county property appraiser.

Three years, side by side

Same value and same published rates, so the only thing moving is the exemption.

Assumptions in this estimate

These update with your inputs. Duval County rates come from its 2025 source.

  1. 2025 final adopted chart is the latest complete final county chart verified. Rates are held constant for planning, not represented as final 2026, 2027 or 2028 rates.
  2. The same assessed value and published millage are held constant across years to isolate exemption changes. Future final rates, appreciation, portability, other exemptions and parcel-specific levies are not modeled.
  3. 85% is an adjustable planning starting point, not a uniform legal assessment ratio. Costs of sale are one statutory factor in just value. The county property appraiser determines the actual value.
  4. Homestead estimates assume you own the home and make it your permanent residence on January 1 of the selected tax year, and that the county property appraiser approves the exemption.

Why the seller's tax bill is not yours.

After a change of ownership, property is generally assessed at just value on January 1 of the following year. The seller's Save Our Homes benefit does not automatically transfer to the buyer. Eligible Florida homeowners may have portability benefits. Confirm your exemptions and assessment with the county property appraiser.

That is why this calculator starts from your price, not last year's bill. The seller's capped value, built up under Save Our Homes, resets when the home changes hands.

Why property taxes jump after buying

Questions buyers ask

How are property taxes calculated in Florida?

Subtract approved exemptions from assessed value, then multiply each taxable value by its applicable millage divided by 1,000. School and non-school exemptions differ. Non-ad valorem assessments such as CDD, solid waste and stormwater are added separately. A purchase-price percentage is a planning assumption, not an assessment guaranteed by law.

Why do taxes go up after I buy?

After a change of ownership, property is generally assessed at just value on January 1 of the following year. The seller's Save Our Homes benefit does not automatically transfer to the buyer. Eligible Florida homeowners may have portability benefits. Confirm your exemptions and assessment with the county property appraiser.

What does Amendment 3 change?

Effective January 1, 2027, qualifying existing Florida residents receive a non-school homestead exemption up to $150,000 in 2027 and $250,000 in 2028, with inflation adjustments starting in 2029. The school exemption remains up to $25,000. The non-homestead assessment-growth cap for non-school levies becomes 5%; this is not a 5% tax discount.

Do new Florida residents get the larger exemption?

People who had not maintained a Florida permanent residence by December 31, 2026 receive up to $50,000 of non-school exemption in 2027, inflation-adjusted starting in 2028, and the larger exemption beginning in their fifth year of exemption, subject to implementing law and constitutional limits. The school exemption remains up to $25,000. The 2028 CPI adjustment is not yet available, so this calculator holds the new-resident baseline at $50,000 and labels it as provisional.
